1. What does an EXPIRED listing mean exactly?
An expired listing is a listing in the MLS system that did not sell or go pending during its term/contract
time with a realtor. Once the home is expired, it is no longer “active” in the MLS.
2. Why didn’t my home sell while it was listed?
Homes sell for two reasons - price and exposure. Most expired homes get rejected during their listing period because they didn’t have an appropriate pricing strategy, meaning that the home was overpriced
while it was exposed on MLS. My role as a specialist in expired homes is to come in and help you put
together a more appropriate plan and pricing strategy that, if implemented and held accountable,
will result in getting your home SOLD!
3. My Realtor told me it is the wrong time of year to sell my home - is that true?
Most Realtors do not have access to quarterly trends, pricing benchmarks, and supply/demand data in your neighborhood to be able to give an accurate assessment. My pricing data is provided by RealtySource.org
which gives this information. Truth is, homes sell all year round and in all four quarters. Any Realtor
that makes the statement of “It’s the wrong time of the year to sell” is not being an accountable professional!
4. Since our home didn't sell this time, should we take our home off the market?
95% of my listings go under contract within 60 days. The question to ask yourself is,
“If we could sell our home in the next 30-45 days, would we?” If the answer is yes, it is worth an
